Do you need a new website before local SEO will work?

Why that question has an expensive answer everywhere else
Local SEO is nearly always sold as a monthly fee for work done on a website you already have. The retainer covers the Google listing, the citations, the on-page work and the reporting. The website itself is a separate project, with a separate quote, and it lands before the monthly work starts.
That structure is perfectly sensible if your website is already good. It is exactly backwards for the business that needs the work most. A contractor whose site is slow on a phone, or has no way to tap and call, or simply does not load, is the one who gets handed the largest number and the longest wait before anything begins. So the common outcome is not a bad decision. It is no decision, and another year of the same website.
The two halves are not separable anyway. For a lot of trades the Google Business Profile is doing more work than the website is, but the listing points at the website. Every call button, every photo and every search that finds the listing eventually sends somebody to a page. If that page does not load, the visibility gets spent on nothing, and no amount of listing work fixes it.
So the answer here is the other way round. The rebuild is the first month of the service rather than a quote that has to be approved before the service can start. One number, $500 a month, the same in month one as in month twelve, and nothing up front. It is not a discount and it is not a trick: it is a 12 month term precisely because a rebuild sits inside it.

More common than it should be: a business owns a perfectly good domain that does not load, or loads on one address and not the other, while the email on that same domain works fine so nobody notices. If that is happening to you, it gets fixed in the first week.

New pages for the services and the towns you want more work in, written against what people in your county actually type. Posts and photographs on the Google listing. Replies to reviews. The site does not sit still for a year and then get called a success.

Nobody controls Google, and anybody who tells you they can put you first is either guessing or lying. What we will do is fix the things that are demonstrably broken and keep working. What Google does with that is Google's business.
Made-up reviews, or made-up anything
We publish reviews you actually received. There is no version of this where we invent them, or invent statistics, or write a case study that did not happen.
Lock-in beyond the term
Twelve months, because a rebuild is included and three months is not long enough for any of this to work. After that it continues month to month until you stop it. The site and the accounts are yours throughout.
The arithmetic, so you can check it yourself
$500 a month is $6,000 over the 12 months. Whether that is worth it depends entirely on what one job is worth to you, which is a number we do not know and will not guess at. If a job leaves you a few thousand dollars of gross profit, the maths is short. If it leaves you eighty, it is a different conversation and you should have it before you spend anything.

Common questions
Do I need a new website before local SEO will work?
Usually yes, and the reason is that local SEO ends up sending people to your website whether you planned it that way or not. The Google listing carries the map result and a lot of the calls, but the listing links to a page, and if that page is slow, missing a tappable phone number, or down altogether, the work stops there. Claiming and finishing the listing does not have to wait for a new site, and it should start in week one either way. The rest of it is not worth paying for until the site is fixed, which is why the rebuild sits inside the monthly price here instead of being quoted first.
What if I do not have a website at all?
Then it is simpler, not harder. Nothing to migrate, no old pages to redirect, and no argument about whether the existing site is worth keeping. A good number of the businesses we look at are in exactly that position: a Google listing somebody else set up years ago, maybe a Facebook page, and no site. The service is the same and so is the price.
How much does it cost?
$500 a month for 12 months, then month to month until you stop it. The website rebuild is included in that, so there is nothing to pay up front and there is no separate build fee. One number, and it is the same number for every trade.
Why is the website build included instead of charged separately?
Because the most common reason a contractor with a broken website still has a broken website a year later is the quote for a new one. Including the build removes that conversation entirely. It also keeps us honest: we are paid for the site continuing to work, not for handing one over and walking away.
What happens if I stop after twelve months?
You keep the website, the domain, the hosting accounts and the Google listing, because they were in your name the whole time. We do not hold a site hostage to keep a client, and any arrangement where leaving means losing your website is one you should refuse from anybody.
Do you guarantee I will rank first on Google?
No, and you should treat any promise like that as a reason to stop the conversation. Rankings depend on your competitors, your reviews, your proximity to the searcher and a lot of things nobody outside Google can see. What can be guaranteed is the work: the site gets built, the listing gets finished, and both get worked on every month.
Do you run Google Ads?
No. It is a deliberate decision, not a gap. Managing somebody else's ad budget for a percentage puts our interest and yours slightly at odds, and in a small market the free channels usually reach most of the people who need you anyway.
I already have a website. Does it get rebuilt anyway?
Usually yes, and that is not a sales line. Most of the sites we look at are slow on a phone, do not name the towns the business actually serves, and have no way to call from the screen. Rebuilding is generally faster and cheaper than repairing that. If your site is genuinely fine we will tell you and the work goes into the listing and the ongoing side instead.
How do I know whether my site has any of these problems?

What areas do you work in?
Small towns and rural counties, which is the whole point of this business. There is one exception: we do not take on work in Mercer, Lawrence, Crawford, Venango or Butler counties in Pennsylvania, because those belong to a separate agency and it would not be fair to either party.
